Timeshare Watch

Timeshare is no stranger to scams. Despite the numerous numbers of cases filed against timeshare companies and agents and in spite of the popularity of timeshare frauds, many still fall to these agents and companies. The primary reason often pointed out is the fact that most timeshare owners want to get rid of their unit immediately that they bite right away to whatever offering available. Of course, the fault lies in both sides. Yes, the blame is on these scammers but as a consumer, timeshare owners should also be able to protect themselves .

There are a lot companies and agents who offer timeshare exit solution but timeshare owners should be able to determine the real from the not. Many owners are carrying the burden of skyrocketing maintenance fees so they would do anything to get out of their timeshare. At these days, this task is seemingly insurmountable. If you want to sell your timeshare, you have yourself a lot of competition over a very small market. So you need an extra hand for your timeshare exit solution. But another problem arises, you are now aware of the prevalence of timeshare resale scam, that you became rather doubtful of resorting to asking help. The good news is there are still people who genuinely want to help you get rid of your timeshare. But how can you determine the real from the not? Here are simple guidelines to follow:

1. Do not say yes immediately. Before choosing the one to offer you timeshare exit solution, choose among at least three companies to help you out.

2. Check on the credibility of a person or a company you will deal with. As a start, be sure you know where the specific location of their office is. Make sure that they are licensed to run their business. See the Better Business Bureau (BBB), check if the company is accredited and have no past cases of frauds. It is always best if you seek help from a BBB Accredited Business.

3. Never make any deal on a phone or by simply verbal communication. Have all the terms and conditions written on a contract. Make sure you read the contract thoroughly before signing it.

4. Beware of sweet offerings. Many scammers will lure you to make business with them because they offer the fastest and most convenient timeshare exit solution. But when you encounter such, better back away for this is a typical strategy of a timeshare resale company that engaged in fraud.

These are only a few friendly reminders for timeshare owners. You have the power to have a timeshare exit solution that is effective, all you have to is do your research.

Timeshare Exit Solutions

Listing timeshares online is one idea to get rid of timeshares. But it isn’t a bright idea either. Letting someone rent your timeshare is another way. But still you get stuck up with maintenance fees once your unit is vacant. Reselling perhaps is the most popular yet news has spread about the ongoing resale scams and so most likely people don’t buy it.

What do you think is the problem of many timeshare owners who only wanted to be out of timeshare fee obligations for life?

Their first problem is about themselves who bought that unit right from the start. Why invest into a vacation plan that asks for thousands of dollars. Even so it somehow saves a family’s vacation overnight stays, still, timeshare ownership, should be the least choice for vacation. But since you already bought that unit, then, we’ll discuss about how to get away from it later.

Second, because they wanted to hide themselves from fees immediately, they think reselling could be the right one for them. What timeshares owner resort to are outside agencies that only ask for additional initial charges. Resale companies promise to reimburse these fees once the unit is sold. But in the end, they dishonor their promises and leave owners empty-handed. Despite the negative news about unscrupulous resale companies, owners still cling on to them.

The secondary market also didn’t go well in these changing times. A lot of resale units aren’t seen because of the increasing number of timeshare resales. And so, there are lesser chances for you to be bought. Most of the time, owners compromise too much their unit’s price just so they can do away with it for life.

Renting doesn’t even seem to be a brilliant idea since developers compete with them. Developers as we all know have more edge than them in terms of span and scope of advertising. In addition to that, they all have to means to reach the farthest potential buyer.

When all hopes are gone, there is only but one timeshare exit solution to this. Don’t dwell anymore on secondary procedures. Go for the sure way and that is the timeshare transfer title. Learn about this and you’ll be timeshare free.

Title Transfer Companies offer Timeshare Relief

Timeshare relief has been offered by a lot of timeshare-related companies nowadays. The most effective and legitimate companies which offer this kind of service are timeshare title transfer companies. For a certain fee, these companies provide timeshare owners freedom from their timeshare properties or units. Since the number of timeshare owners who are getting tired and are fed up with their timeshare vacation packages are rapidly increasing, the presence of these companies emerged in order to offer and give these people help. Timeshare title transfer companies dedicate their services to those timeshare owners who would really want to get rid of their unwanted and unbeneficial timeshares. They can do this job perfectly because these companies are legitimate business organizations and could legally transfer your timeshare contract away from you to a different party who wants it.

The conveyance of the timeshare possession from the timeshare owner to a private corporation or to another person who wants to have a timeshare is the business models of title transfer companies’ basic concept. Same as any individual person, lawful corporate organizations can also have the right to own a property, like a timeshare for example. This is because corporate entities are granted and given juridical personalities by corporate statuses in many territories. This kind of ownership is being shared at by the board of directors, officers, important staff, and stakeholders/shareholders of that certain corporation or organization.

Timeshare title transfer is done by the title transfer companies wherein they make sure that they could and would transfer your timeshare possession from you to a private corporation as created for that purpose specially. With that fact given, all the responsibilities specifically the financial ones of the timeshare owned by a person with also be transferred from the owner of the timeshare to that corporate organization. If this process is successfully achieved by the title transfer company, the timeshare owner is then guaranteed with total freedom from those financial burdens and liabilities that his or her timeshare property caused him or her.

It is also important that timeshare owners should still be on guard before they proceed into engaging with such transactions with title transfer companies. The reason for this caution is to make timeshare owners aware of some companies who offer these services but just appear as scams and fraudulent ones who deceive timeshare owners in availing for their services and make money out of it. To avoid transacting and doing business with a less than legitimate company, you should apply discretion and even proper zeal before committing with a transfer company. Finally, just make sure that you deal with a lawful title transfer company who could guarantee you timeshare relief forever.

Reality Bites: Timeshares

Vacation time is coming. Unlike others who rush for bookings and accommodations, you are calm and ready for everything is all set. That is the beauty of having a timeshare. However, don’t you think it would be better to stop worrying about ever-increasing timeshare maintenance fees and special assessments? Time for you to get practical, time to get rid of your timeshare unit.

The economy is not just friendly to everyone and you are not exemption. Even the king of timeshare industry like Marriott International is greatly affected by the financial crisis.

Every commodity seems to be increasing in price. To cope up with this, you should prioritize necessities and drop luxuries like owning a timeshare unit.

Timeshares are coated with such a glamorous image that makes you feel like royalties having your own unit in a high-class hotel, resort or condominium. But just when you can get away from all the troubles of life, reality sinks in. You are now bombarded with too many fees that aren’t exactly compensated by the experience you had in spending time in your unit.

Owning a timeshare unit during these times is not practical. Picture this you are paying thousands of dollars for something that you only use for a very short period, and sometimes you don’t actually have the chance to use it. There is a specific period of time for you to enjoy your timeshare but it cannot be avoided that it might coincide with your work. Yes, you can book on other weeks but that would take a lot of money.

This is the time to be practical. Unload your timeshare unit. But be careful with timeshare resellers. Make sure you check with Better Business Bureau before transacting with a timeshare resale company. You would not want to end up among victims of scammers who will drain your money and at the end you still have your timeshare with you.

Getting out of your timeshare contract is not an easy thing to do. Selling your unit would take some time, especially these times when there are many owners who are also putting their units on sale. The image of timeshares has also suffered tremendously that people would hesitate to buy one.

More News on Timeshare Scams

Department of Agriculture and Consumer Services’ investigators recently raided an Ormond Beach-based timeshare sales office. The said investigators issued a search warrant to Buy Owner Resort Marketing. According to the agency’s spokesperson, Liz Compton, the investigation details are not yet available as of this time since it is still ongoing.

It was in March 2010 that the regulators told the said company to stop its telemarketing arm for the reason that it is not registered. But the said reason is not yet confirmed whether it is related to the warrant issued to them.

The above incident is just one of the consequences of many timeshare resale companies who have been doing unsound business practices.

Their hard selling tactics include calling up the timeshare owners and present to them the enticing offers. The usual circumstance at the end of the conversation is to ask for mailing payments through credit card. Desperate timeshare owners then grab the opportunity thinking that this is a one shot blessing to finally get away from the hassles of owning a timeshare. In effect, it did even create a financial disaster on them since a huge amount of money was busted by some merciless outsiders.

The truth of the matter is buyers and sellers are having a hard time looking for that legitimate timeshare resale company that will give the optimum results. With the ongoing influx of timeshare resale companies it is hard to choose which ones are just right for them.

There are so many things that a consumer has to be aware of when reselling timeshares. But let me give you some tips.

One, you have to be knowledgeable of what you are selling. Research is important for you to get the most out of your timeshare. Awareness on the total value of your timeshare will let you resell it much faster and easier though there are no guarantees of these. But at least you don’t wave out those potential buyers. The price of a resale unit usually falls between 30%-50% of its original price.

Real timeshare resale companies do not ask for initial charges. Most scammers reason out that these fees are intended for the advertising costs and/or mailing payments when in fact they are not.

To further validate whether the resale company is good or not, inquire at the Better Business Bureau. They have an online site where you can access and immediately determine whether a company is good or not.

Be smart enough to transfer that timeshare of yours.

Some Facts About Timeshares

When it comes to exclusive ownerships, timeshares are the best vacation to choose from. Travelers enjoy the benefits of luxurious facilities and amenities without the hassles of booking. It has been patronized by so many for years since the price is justifiable to the services it renders.

But like any other industry, it was also affected by the financial crisis that urged top major hotel chains to take actions that will sustain and help survive their business and the industry as well. Alongside with the significant sales drop that amounted to loss of billions of dollars, is the ongoing entrapment of scammers towards timeshare owners. Unscrupulous companies have been persistent in doing unsound business practices. Timeshare owners continued to file complaints at their respective Attorney Generals. Better Business Bureau kept on listing and hunting those illegitimate and deceitful companies.
As a consumer, you must know your rights. A well-informed consumer can avoid common mistakes in buying and selling timeshares.

Well, it is risky not to have seen a property that you intend to purchase. But most of the potential buyers do purchase timeshares this way. You may horribly see your vacation place most likely when you arrive.

Most people think that owning a timeshare entails them to do good business in the future. Potential buyers must remember that timeshares are not like any other investments that increase in value. In fact the value depreciates through time. Most resellers sell their timeshares between 30%-50% of its original price.

Some believe that timeshares are easy to trade which in reality is not. Even if there is such a thing as timeshare exchange program, it doesn’t guarantee that you get your preferred unit. Or you may end up with a unit that you would not enjoy.

Disney, Marriott, Hyatt, and Hilton have a uniform standard with their timeshares. If you chose to buy a unit directly from the companies mentioned, the cost may reach up to 60% more than what you purchase from the resale market. It is because the payment includes the company’s marketing costs which includes a 3-day free timeshare experience, vacation activities, and meals for potential buyers.
Consumers must be very careful on companies that force you to sign a contract. Refuse and avoid the “Buy-it-NOW-one-time-only-offers!!!” as this is one of the hard-sell tactics.

If you happen to have that timeshare and you want to dispatch it because for some reason you don’t like it anymore. Call Transfer Smart. Transfer Smart offers timeshare clients a reliable way of getting rid of timeshares forever.

A Couple Wanting to Unload their Timeshare Gets Victimized

Tom and Barbara Remy, from Massachusetts were already desperate to get rid of their timeshare property. At first, they were enjoying their vacation at the property, but it was beyond their expectation that that annual fees of their timeshare started to become a burden for them.

Worldwide Marketing Solutions, a timeshare resale company contacted them and offered to sell their timeshare. The agent made a convincing sales pitch, saying that they could sell their timeshare in England because there is a great demand for it there. This is an offer which they cannot resist at all.

As part of the company’s services, Tom and Barbara were asked for a fee of $1,200. Again, the agent explained where their payment would go. After that, the couple gave the company the exact amount they asked for. Two weeks after their deal, they phoned the company, but no one answered them.

However, months after the transaction, a new company contacted the couple again to bring “good news” to them The agent said that they are taking over Worldwide Marketing Solutions and have found a buyer in England for their timeshare property. Again, the agent asked for a closing payment that costs $3,894. Without hesitation, the couple paid them.

The couple phoned the company weeks after the transaction. Again, there was no answer. This time, it was for real. The company had vanished and their money was taken away from the couple.

US Campaigns on Getting Rid of Timeshares

America has been serious about the ongoing turmoil among timeshare owners. The economic crisis had urged these owners to give up their expenses on timeshares. It has been a financial burden for these owners who continue to pay for something they don’t anymore use at all.

The first instinct of a timeshare owner when he feels financially incapable already is to reduce expenses. For them, selling their property is the key. And so they find ways and means and develop strategies in which they can dispatch it as soon as possible. But due to the recession, there is an influx of timeshares in the market making it hard for these timeshare owners to be seen and found.

And scammers have spread everywhere trying to ditch every single timeshare owner in town. They did it in patterns like calling up, making promises, asking for your credit card numbers, and disappear like a thief in the night. Since the owners are desperate to sell their timeshares, they are easily the victims of these frauds.

Some tried donating it in order to be auctioned for a charity cause. Some tried renting it out so there is still money to pay for the maintenance fees.

In order to address the burden of timeshare owners in paying for its maintenance fees, and to avoid being scammed, Transfer America, will be holding a seminar for timeshare owners who want to get rid of their timeshares. “Get Rid of My Timeshare” will be conducted in Arkansas, Arizona, Georgia, Alabama, Oklahoman, Tennessee and North Carolina on June 11 to June 14, 2010.

Asking Questions Concerning a Timeshare Sale

Multi-ownership, space share, vacation ownership or vacation ownership are synonymous names for a timeshare.

When buying any real estate, asking important questions is relevant by knowing understanding the whole process involved in the purchase and getting as much information as possible.

First, you should know what type of timeshare agreement you're getting yourself into. One of these agreements is called "fixed weeks" where one can use and enjoy the property during a specific amount of time during the year. This is also the most often deeded ownerships. Another one is called "condo hotels" where rental profits are offered as well as the enjoyment days for the buyer of the timeshare. "Fractional ownership" refers to the type of agreement which lasts between five to 26 weeks.

Next, you should also know what you are paying for when you are buying a timeshare because this is your place for a vacation that you can use for a specific amount of time per year and days or weeks to use. This includes the maintenance on the property and the one-time purchasing fees, and some would include other vacation bonuses such as food, airfair and car rentals.

Now, determine how much your timeshare is worth since resale values on timeshares are not high. Researching the type of protection the buyer has where the timeshare is purchased and getting from the seller a plan that describes the specifics of the timeshare plan is very important. Before making the final purchase, research also on the company you are purchasing from. Also, keep in mind that timeshares are not to be purchased with the idea that it will make a high profit.

After that, you should know other costs that you are responsible for. As a timeshare owner, you are obligated to pay for the fees for maintenance and upkeep on the timeshare aside from the cost of the timeshare building.

Lastly, know what the due diligence period is. You are always free to terminate the contract if you feel that you no longer want to purchase.

Timeshares in the Resale Market is Not Always the Relief that it Promise

Some vacation goers are already considering purchasing timeshares especially in the resale market. Timeshares in the resale market are from timeshare owners who are seeking for timeshare relief. Because of their desire to get rid of these packages, they are forced to price it lower than timeshares from timeshare companies. However, vigilance is required by timeshare prospective buyers in purchasing timeshares from the resale market.

No matter how affordable these timeshare packages are you should not take haste in purchasing any of it. Over promotion of these packages often happen so you have to watch out for your own relief. Such happens since the owners are intent to sell their vacation packages anyway they can. Some timeshares end up being marketed with more features and amenities than what they actually have to ensure successful selling.

To avoid such problem, it would be best to visit the property before finally purchasing the package. If the location is too far, ask a friend or a relative near the area to do so. Seeing the site first hand will assure you that all amenities and features stated are available in the vacation property. Also assure the presence of malls, grocery outlets, and other similar establishments. Those are important establishments because you will surely need to purchase stuff you’ve forgotten to bring along during your vacation.

Avoid purchasing timeshares in haste. That way, you will not end up regretting your decision. This is one of the best ways you can ensure that you will not need to get rid of your timeshare.

Timeshare Industry Requires Relief from the Recession

The recession affected all industries including timeshare. Timeshare industry then faced not only their problem with timeshare owners seeking for timeshare relief but also the decline of sales of the timeshare companies.

The accommodation industry suffered much because of the recession. A number of vacationers cancelled their vacation because they are pressed financially and going on a vacation was a luxury. Other vacationers opted to vacation on shorter period so they can save on their expenses. These decisions made hotels, fractional ownerships and timeshares lose some sales.

Timeshare was all the more affected when the financial institutions released more stringent criteria for financing approvals. Some timeshare prospective buyers found it difficult to get personal financing preventing them from purchasing a timeshare.

These difficulties became an industry – wide problem resulting to a decrease in sales. Because of the decrease in profitability, some timeshare companies had to close down other sales offices. Some also dismissed other employees to be able to decrease their operational expenses. The freebies that they used to offer were also removed. Those efforts are aside from the basic operational savings that they had to do.

The recession caused this much difficulty for the timeshare industry. Without their efforts to save on expenses, they will surely be forced to close down their whole companies. Timeshare owners, on the other hand, especially those who want to get rid of their timeshares will continue to increase in number. Only the freedom from recession will revive the whole industry as the case continues to worsen.

World Cup Accommodations is Possible Relief for Timeshare Owners

A number of timeshare owners are seeking for timeshare relief with all the financial burdens that their timeshares are giving them. However, they are having difficulties doing so through resale and having it rented out. But sometimes, there are events that timeshare owners can leverage on to help them get rid of their packages.

Timeshare owners are being charged with maintenance fees and special assessments by their timeshare companies. The charges are regardless if they were able to use their packages. And so, some owners find it a waste to keep on paying for timeshares that they are not utilizing. These charges do not decrease in time. It only continues to increase. And so owners are considering to get out of their timeshare contracts.

The most common ways they try to get rid of their timeshares is through selling or renting out the units. However, doing so has become difficult because of the competition in the hotel and timeshare industry.

But certain events like the World Cup can be leveraged to be able to resale a timeshare. The units can also be rented out because of the sudden increase of demand for accommodations in the location of the event. South Africa will be receiving tourists and so timeshares can be marketed for their use.

What Approach Suits You Best to Obtain Timeshare Relief?

A year may have its own ending but obtaining timeshare relief still never finds its way to the end. Timeshare owners have different reasons why they want to get rid of their timeshares and they also have different options to obtain relief from their timeshares.

Various approaches were tried by timeshare owners who want to be free of the contract that timeshare brought them. However, whatever scheme they might have applied, the result remains almost the same – they are still bound to it.

This might be possible that the strategy they have chosen in finding timeshare relief is not the one that suits best to their necessity.

Try to evaluate which among these means can probably get your way off your already unwanted timeshare.

1. Sell your timeshare – though it is a very common strategy it is also the hardest action to carry out. This involves a lot of competition, not only with other vacation options but also with other timeshare owners. Not only vacation goers do the reselling of their vacation packages, but as well as timeshare companies themselves. However, trying this plan could also work out.

2. Rent your timeshare - if you want to earn from your timeshare and plan to use it in the future, you can always count on this approach. It may involve much competition but you can get the assurance that you’ll benefit from it without totally losing ownership of the property.

3. Donating a timeshare – there are some charitable organizations that will appreciate the act and may receive the offer. But some may also refuse it, though you have the intention to help, still it doesn’t work most of the time.

4. Giving the vacation package as a gift – your friends or relatives will absolutely appreciate it. Those who are willing and are capable of maintaining a timeshare will love to receive it as a gift.

5. Hiring a timeshare title transfer company – acquiring assistance from a reliable company can really be a great help to obtain timeshare relief. They have the service that can address your burden and can immediately free you from your timeshare contract.

The Trouble of Hiring Timeshare Marketing Companies for Relief to Owners

A couple of timeshare marketing companies exist to cater to the need of timeshare owners looking for easier ways to get rid of their timeshares. However, this industry is not safe from fraudulent companies and individuals who take advantage of the vulnerability of these problematic timeshare owners.

Timeshare marketing companies conduct their transactions by hiring telemarketers. These telemarketers call timeshare owners telling them the company has buyers for their timeshares. The desperate owners then signify their intent to sell their timeshares. And once they do so, the telemarketers will tell them to pay for the processing of the papers. If the company is legal, the said transaction will be completed. However, if the company is naturally fraudulent, the transaction stops the moment the timeshare owner pays for the supposed service.

One good example is that of the Creative Vacation Solutions. The company follows a similar process. Unfortunately, some timeshare owners discovered that their timeshares are still unsold as of the moment. That is why the company is now being investigated because of the possibility of fraud.

So how would a timeshare owner know that the company is legal? One of the best ways to do so would be to check on the Better Business Bureau for the standing of the company. If the company is recognized by BBB, they must have legal means of conducting transactions. Some of these companies may not be able to provide immediate timeshare relief but they are surely legal and will do all possible means to comply to their agreements with you.
